Proving Your Identity

Landlords will typically require at least one personal and one employer reference. We’ll also conduct a basic credit check via an independent agency. If any issues arise, the tenancy may not proceed.
Understanding Your Deposit
- Holding Deposit: Equivalent to one week’s rent, demonstrating your commitment to renting the property.
- Security Deposit: Held in a protected scheme and used only for potential repair costs. Typically, this amounts to five weeks’ rent for annual rentals under £50,000 and six weeks’ rent for higher amounts.
Right to Rent in the UK
Landlords must verify that prospective tenants have the legal right to rent in the UK. This process usually involves ID checks, references, and credit assessments. Additional proof may sometimes be requested.

Before signing your tenancy agreement, clarify key points like:
- Are pets allowed?
- Is smoking permitted?
- Who manages communal areas
- How do major appliances work?
- Can I redecorate or make minor alterations?
